Mr. Carros has been with the
Stoltz companies since 1986.
He has had direct
responsibility for the day
to day and long range
leasing, management,
budgeting and planning
aspects for the Stoltz owned
commercial office
properties. He is currently
the exclusive listing agent
for three (3) office
properties totaling 343,000
sf in Boca Raton, Florida
whereby he oversees the
preliminary design of
interior tenant spaces,
thereby maximizing the
long-term efficiency of the
design and quality of
construction, and minimizing
the landlord’s long term
renovation expenses.
Additionally, he has created
over $4,000,000 in asset
value by completing ten (10)
rooftop license agreements
for cellular antennae
transmission sites and over
$3,500,000 in net asset
value by gaining approval
for the development of two
(2) out-parcel sites, then
leasing the sites to
McDonald’s and Blockbuster
Video. Further, he maintains
numerous clients for which
he provides tenant
representation services.
In the aggregate, he has
consummated close to
3,000,000 sf of leases.
He has acted as the due
diligence officer for
various commercial real
estate purchases including a
6,000,000 sf, $500,000,000
multi-state suburban office
portfolio and a 1,800,000 sf
vacant former IBM facility.
Contemporaneously, for the
period from April 1997-March
2000 he was the Director of
Leasing for Blue Lake
Corporate Center. As such,
he was directly responsible
for devising and executing
the plan to demise, market,
and lease an empty 1,800,000
sf former IBM office complex
located in Boca Raton,
Florida. During his tenure,
within three (3) years, the
building was over 70% leased
and the property was then
sold at $100,000,000.

He has a Bachelor of
Arts/Business Administration
degree from the University
of Delaware and has been a
Florida Real Estate Broker
since 1992 and a Florida
Real Estate Licensee since
1988. He is a member of the prestigious Society of Industrial and Office Realtors (SIOR).
As such, he is one of only
47 professionals in the
entire state of Florida to
be admitted as an Office
Property specialist.
He was also a Board of Director for the YMCA of
Boca Raton from 1999-2004; a NAIOP nominee for Broker of
the Year (Palm Beach
County-1999); and has served
on the Board of Directors
for a Homeowner’s
